Bently Farms- Deed Restrictions

We are wanting to build a workshop on our back 1/2 acre of the property. After talking to several people who already have them, we are being told we have no sq foot restrictions. Our deed paperwork state no more than 1200sq ft, but several people have more than that.
We are looking at 1500sqft with a carport off to one side.
Just need some direction.

There is a limit listed in the deed restrictions on size. But, as long as the architectural committee approves it, you can build a building as big as you want. I don't know who is on the committee anymore, or if there even is one still.
